Inventory of real estate in Manchester NH has dropped from 372 single family homes for sale a year ago to 288 active MLS listings in March 2009 in the above $100,000 range. This represents an over 22% drop in real estate listings in Manchester New Hampshire.

While the number of sold homes has also decreased from 44 to 34 year over year, there were 52 properties under contract in March 2009 vs. 47 pending homes in March of 2008, an over 10% improvement in sales activity.

The average list price of for sale single family homes reached its deep point at $240,000 in January 2009 and has since recovered to $253,000. The average sold price was at its lowest price point at $169,000 in February 2009 and jumped back to $212,000 in March 2009, which represents an 8% price decline relative to $231,000 in March 2008.

The current inventory of 288 single family homes for sale in Manchester NH represents an 8.5 month supply of homes at current sales rate, which is identical to March of 2008. This number is significantly influenced by seasonality as well.
